The most recent MLS sales data for Amelia Island-Nassau County shows that the real estate market here has not slowed down. While some isolated media reports elsewhere point out a slowing market that is not the case as Amelia Island remains a prime destination to buyers. Currently there is only a one month supply of both homes and condos and each sold on average at 100% of list price in August. Time to contract for homes was 9 days and condos was even less at 6 days. Cash buyers for both made up 25-30% of the totals. The average sale price of homes was $523,893 and the condo average was $544,700.
