Or a more appropriate headline would be....Lack of Sales!

The majority of Amelia Island's oceanfront homes are located along South Fletcher Avenue and currently there are now more homes for sale than there have been in years and they are not selling.  Why is that? Taxes? Are the homes overvalued? Is lack of privacy an issue on S. Fletcher relative to the price point? Has the oceanfront luxury demand here waned? Since January 2023 the highest sale price on S. Fletcher has only been $1.8 million.

In past years on Amelia Island when there has been a glut of similar properties for sale, an anxious seller often will lower their price substantially and other sellers have little choice but to follow suit or come off the market. We shall see what happens since the oceanfront "buyer market" is definitely showing it's resistance.
