The Amelia Island real estate market is currently undergoing a significant change over. You may notice that the supply of homes for sale and even some condos is very low. Many potential sellers are realizing that prices are going up and the longer they hold off on listing their property, the more they will be able sell it for later on. ( However it actually is a great time to sell a home because there are fewer homes to compete with.) This low inventory situation is normal as the market shifts away from the depressed state it was in for several years.

The early part of the year here on Amelia Island and running through May is when most properties sell. Traditionally the month of June is when the highest number of real estate closings occur during the year. So far in 2013 there have been 196 properties go “under contract” and we are also seeing more multiple offers than at any time since 2005. Inventory levels will eventually increase as will prices as the market switches to a sellers market.

We also are seeing properties sell that are not “officially” on the market or listed. If you are looking for anything specific just let me know and I may possibly know of some owners who will sell now even though their home or condo is not listed.
